Design Partnership Plus Moves Forward with Harding Green Mixed-use Development in Worcester, MA

Design Partnership Plus is now moving into the Construction Documents phase on the Harding Green project, with ground breaking scheduled for this Fall. The project site is located at the intersection of Harding and Green streets, abutting Crompton Place, in Kelley Square. The currently vacant 1.4-acre lot will soon be home to a mix of uses including retail and residential uses.

20,000SF of retail and restaurant space will occupy the 16’ high ground level which will include a centrally located market, surrounded by smaller retail spaces at the building’s perimeter, offering a variety of retail and food shops. Along the sidewalk, a ribbon of awnings fashion an arcade-like experience for pedestrians. The building reflects an industrial aesthetic with exposed systems throughout the building, including the residential units’ interiors. Three upper floors of 48 live/work units open up to an open-air courtyard at the second floor. The units boast 9’-4” high spaces, with 8-ft tall windows in a beautifully random arrangement across the facades. The building’s brick and brightly colored metal panels respond to the existing context while injecting a fresh aesthetic to the area and maintaining a strong visual identity.


Harding Green will contribute to the transformation of Kelley Square, establishing a stronger sense of place - a place that brings higher housing density and encourages lively pedestrian activity around retail shopping and dining. The development will attract more people to the area who wish to live within walking distance to a density of a variety of shopping and dining options.

A plaza at the southern corner of the site allows for a farmers market, with the trees, sidewalk lighting, awnings and seating furniture, adding to a vibrant, pedestrian-friendly urban realm, adding to the streetscape beautification efforts already in place by the City.


Harding Green will offer new live-work options for residents, and start-ups for small business owners. This mixed-use development will contribute greatly to the already growing economic revitalization and physical development of the Canal District.
